<p><strong>Personal analysis: </strong>Just as the used car market is doing well, and new car sales are suffering, people still need and want to buy homes in the current economy; they’re just spending less. Further, appreciation matters more during these current economic conditions. Weigh the importance of how much lifestyle and construction matter against your need to make money on your investment relatively soon.</p>
<p><strong>What this means to buyers:<br />
</strong></p>
<ul>
<li>You’ve got negotiating leverage on high-priced luxury properties, particularly on luxury condos and attached dwellings.</li>
<li>You may need to move a little faster than you thought you might have to on homes in the $300-400 range and lower.</li>
</ul>
<p><strong>What this means if you’re selling:<br />
</strong></p>
<ul>
<li>Selling real estate right now priced under $400K means that you have a little wiggle room for mistakes. Perhaps you can get away with pricing on the higher side, or doing a little less with your marketing strategy. You may get away without staging your home, or really getting down to the nitty gritty with your aesthetic presentation.</li>
<li>Selling a home at or around $1M or more means you&#8217;ve got to bring your A game. Hire the best agent you can find, and get everything right the first time: Pricing, preparation, and marketing.</li>
</ul>
<p><strong>Surrounding Areas:</strong><br />
Out of all Boulder-area communities, <a href="http://www.cohomefinder.com/Longmont-listings.htm" target="_blank">Longmont real estate</a> seems to be fairing and recovering the best, but is still reporting high numbers of foreclosures.</p>

			<content:encoded><![CDATA[<p>As you&#8217;ve driven in and out of Boulder on 28th Street/Highway 36 at about <a href="http://www.cohomefinder.com/browse-ci-Boulder-strt-College-homes.htm" target="_blank">College Avenue</a>, you&#8217;ve noticed the rapid progress being made on two new developments just across the street from Folsom Field and the CU campus.<a href="http://highrground.com/wp-content/uploads/2009/04/church.jpg"><img class="size-medium wp-image-485 alignright" title="church" src="http://highrground.com/wp-content/uploads/2009/04/church-300x225.jpg" alt="" width="239" height="179" /></a></p>
<p>It&#8217;s typically an area that&#8217;s known for its buildings and architecture from the &#8217;70s, the pinnacle of which being the landmark First Christian Church (right, as seen in the Jack Nicholson movie <em>About Schmidt</em>). And it&#8217;s either great or horrible seeing the kind of progress going up there, depending on how you feel about old things in Boulder vs. Boulder&#8217;s new-new things.</p>
<p>Looking out on the mountains and famous flatirons, there are two new-new things:  <strong>One Penn Place and Landmark Lofts</strong>, both stylish and tasteful additions in my opinion, and both right next to each other.</p>
<p><a href="http://www.cohomefinder.com/browse-ci-Boulder-sub-One-Penn-Place-homes.htm" target="_blank">One Penn Place</a>&#8211;Four story building of 12 units total on <a href="http://www.cohomefinder.com/browse-ci-Boulder-strt-Pennsylvania-homes.htm" target="_blank">Pennsylvania Avenue</a>, plus top-notch amenities such as a workout facility, meeting room, and 2 parking spaces in a heated garage per unit. With a focus on luxury finishes and appliances, One Penn Place is a residential condominium building of units in the 2,000 square foot range, priced from the mid-500s to up over 1M. You&#8217;ll find 2 bedroom or 2 bedroom + study units with open living spaces and some storage.</p>
<p><a href="http://www.cohomefinder.com/browse-ci-Boulder-sub-Landmark-Lofts-homes.htm" target="_blank">Landmark Lofts</a>&#8211;A larger development of 1, 2, 3, 4 bedroom and penthouse units with about 600-1800 square feet per unit.  The difference here is this: What&#8217;s outside the units here is almost as important as what&#8217;s in. With pathways winding around the buildings, park benches, and casual outdoor meeting spaces, Landmark embraces a more social aspect to its architectural stylings. From the mid-200s to the 700s.</p>
